Here are answers to some of the most frequently asked questions to help you better understand our process.

Tours and visits

How do I tour an apartment and check out the community?

We’d love to show you around! You can schedule an in-person tour on our website or by calling the leasing office. Just bring a valid ID with you. 

Prefer a virtual visit? Contact us to set up a live video tour. Walk-through videos of all floor plans are also available on our YouTube channel. If you’re looking for a specific unit, we’re happy to help—just reach out. 

Application and Leasing

How do I apply for an apartment?

Found the perfect floor plan? You can apply directly through our website by selecting the floorplan of your choice. You will then be prompted to select your desired move in date and lease term. A $500 admin fee and $65 application fee are required in order to secure your application.  If adding a roommate to the application, the system will prompt you to enter the applicant’s name and email. Once the primary applicant completes the application and submits the required fees an invitation will be sent for the next applicant to applyThere is a $65 application fee required per applicant. If you have any questions, our leasing team is here to help. 

What documents do I need to provide for the application process?

A valid photo ID is required to start your application. This helps us verify your identity and ensure a smooth leasing process. Additional documentation may be required. 

What are the income requirements to qualify for an apartment?

Parkline requires a gross monthly income of at least 3.5 times (or 35%) the monthly rent and a minimum credit score of 625. If your income falls short, you may still be approved with additional conditions.

What is the lease term for the apartments?

We offer flexible lease terms from 8 to 18 months. Lease term availability may vary depending on the time of year.

Can I sublease my apartment?

Yes, we allow subleasing. Kindly note, there are specific requirements for subleasing and short-term subletting (like Airbnb) is not permitted. Contact our team for additional details. 

Is renter's insurance required?

Yes, renter’s insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. We’ve partnered with Assurant to provide an easy and convenient insurance option for residents, however, you’re welcome to use the provider of your choice.

How do I renew my lease?

Our team will send you a notice for renewal approximately 90 days before your lease expiration. To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go, but if you do not wish to renew your lease, we will provide you with move-out details. Please note we require a 60 days notice to vacate.

Does Parkline offer affordable housing options?

While Parkline only offers market rate apartments, we accept any applicant that applies and qualifies for our apartment homes.

Move-In and Move-Out Support

Are there move-in or application fees?

Yes, there’s a $65 application fee per applicant and a one-time $500 administrative fee due when you apply. Please contact the leasing office for move-in promotions.

Are there services to help with the move-in process?

We offer access to our freight elevator and loading dock to assist with your move. Luggage carts are also available on a first come first serve basis. Contact our leasing office to secure your move-in time and date.

Are there any restrictions on decorating or modifying the apartment?

You’re welcome to decorate your apartment to make it feel like home! You can paint and affix items to the drywall in your home (not exposed concrete), but any other changes require approval. Please note that the unit must be restored to its original condition when you move out. You are responsible for any damages upon move out inspection.

What happens if I need to break my lease?

If something changes, and you need to break your lease, you are required to provide the leasing office with a 60-day written notice to vacate, a 2-month lease break fee, and if applicable repayment of concessions applied to the current lease.

How much notice is required before moving out?

A written notice to vacate must be provided to the leasing office no less than 60 days prior to your lease end date.

What is the process for moving out?

Once your written 60-day notice has been submitted and confirmed by our management team, your apartment will be marketed and available for the public to rent. You will receive a letter from our team prior to your move out date, noting move out items and your final rent payment. All balances must be addressed prior to returning keys on your move out date. Please contact our team to reserve the loading dock and elevator for your move. Summer months can be especially busy, so we encourage you to secure your reservations at least 30 days ahead of your move, if possible. Once your move out is complete, please return all access fobs, transponders, and keys to the leasing office or front desk. Our maintenance team will complete an inspection of the unit and assess any damages and repairs needed.

How long does it typically take to receive the security deposit refund?

Parkline does not collect security deposits.

Fees and Payments

Are utilities included in the rent?

Utilities are not included in the rent. Utilities are billed separately as a flat-rate package (including water, gas, sewer, trash, and internet) that is determined by the size of the apartment. Residents are responsible for setting up electricity directly with Comed in accordance with their lease start date.

Which Wi-Fi providers can I use?

Zentro is our exclusive internet provider. Wifi is wired throughout all apartments – simply bring a router when moving in and connect it to the ethernet port in your unit. *You may also rent a router from Zentro for $10.99/mo. 500 Mbps Internet is included in your utility package but may be upgraded at your expense by contacting Zentro.

How can I pay my rent?

You can pay your rent conveniently through BILT in our resident portal. We accept online payments via credit card, debit card, or bank transfer. Kindly note that your first payment upon move in must be made with a certified cashier’s check. 

Are there other fees, such as monthly amenity fees or technology fees?

No, we do not charge monthly amenity or technology fees.

Parking

Is parking available? Is there an additional fee for parking?

Yes, reserved onsite parking is available from $375–$400/month (based on availability). Vehicle registration is required at move-in.

Please note: we do not offer guest parking, but public garages and street parking are available nearby.

Are there any restrictions on overnight guests?

Guests are always welcome! Per the lease agreement, any guest staying 14 consecutive days or longer must be listed on the lease.

Are there EV Charging stations?

Yes, EV charging stations are available in our garage (subject to availability).

Maintenance and Requests

How do I submit maintenance requests

Maintenance requests can be submitted through our RentCafe Resident Services portal or the Parkline Resident app at any time. For urgent issues, call the front desk at 312.883.6060. For emergencies, call 911. 

How quickly are maintenance issues addressed?

Non-emergency maintenance requests are typically addressed within 24 – 48 hrs. Emergency issues, such as water leaks or electrical problems, receive immediate attention.  

Pets

Do you allow pets in the apartments?

Yes, Parkline is a pet-friendly community, allowing both cats and dogs. Some breed restrictions may apply, so please check with the leasing office for details. Parkline welcomes up to 2 pets per home.

Is there a pet deposit or a monthly pet fee?

There is no monthly pet rent, however, a one-time pet fee does apply. Pet fees are as follows – $500 for 1 dog, $750 for 2 dogs, $350 for 1 cat, and $500 for 2 cats.

What is the pet policy for specific breeds or sizes?

Certain dog breeds are restricted at Parkline, and size limits may apply. Please contact the leasing office to learn more about the breed and weight restrictions. 

What onsite amenities do you offer to accommodate pets?

We have an outdoor dog run and a pet wash station right on-site.

Amenities and Facilities

What amenities are available in the complex

Parkline offers various community amenities, including a coworking lounge, five reservable conference rooms, a resort-style indoor pool and hot tub, grilling stations, a 24/7 fitness center with a yoga area, and secure bike storage. 

Are there penthouse specific amenities?

The Penthouse Collection offers an unparalleled blend of luxury and exclusivity, with residents enjoying curated monthly gifts, access to a dedicated, securitized elevator bank that leads to a private lobby entrance, mail room, parking level, and an amenity lounge exclusive to penthouse residents. 

Are there laundry facilities in the complex?

Yes, all apartments are equipped with an in-unit washer and dryer.

Is there bike storage available on the property?

Yes, secure bike storage is located on level 2 of the garage. We’re also in one of Chicago’s most bike-friendly neighborhoods.

Do the apartments have high-speed internet access?

All apartments are pre-wired for high-speed internet access. Parkline’s internet provider is Zentro. High-speed WiFi is also available in the common areas to residents and guests.

How does package delivery work?

Package deliveries are accepted at Parkline in our secure mail and package room located on Level 1. You can collect your packages 24/7 from the designated package room through the Luxor system.

What floor plans are available at Parkline?

Do you offer virtual tours of the apartments?

Yes! Pre-recorded virtual tours and videos can be found on the Parkline website under “Gallery & Tours. If you would like a live virtual tour with one of our leasing specialists, please contact our office for scheduling. 

Are furnished apartments available?

We do not offer furnished apartments, but we are happy to connect you with one of our preferred furniture rental partners.

Community and Lifestyle

Are there any community events or activities organized?

Yes, we regularly organize resident events to help foster a sense of community.

Are there quiet hours in the community?

Yes, quiet hours are observed from 10 PM to 8 AM to ensure a peaceful living environment for all residents.

What nearby schools or childcare facilities are available?

Parkline is located near several schools and childcare options. Some of the nearby schools include the British International School of Chicago. There are local options for daycare facilities, like Bright Beginnings Early Learning Center and the Goddard School.

Parkline is centrally located in the heart of Chicago’s Loop, right next to Millennium Park. Our premier location gives you instant access to some of the city’s most iconic destinations; including the lakefront, Grant Park, the Riverwalk, Michigan Avenue, world-class theaters, museums, dining, and shopping. 

Whether you’re commuting to work or exploring the city, getting around is easy: 

CTA (Train Access):

We’re within walking distance of several major CTA train stations: 

  • State/Lake – Brown, Green, Orange, Pink, and Purple Lines 
  • Lake – Red Line

Driving:

Easy access to Lake Shore Drive and major highways makes commuting by car simple. Reserved on-site parking is available, and multiple public parking garages are located nearby for guests.

Parkline is a smoke-free community. Smoking is prohibited in all apartments and common areas.
